Common Questions
The flashing sits right on the line between the two trades, which is why homeowners get bounced back and forth. I handle the flashing itself — the metal at the chimney base and the mortar joint behind it. If I get up there and the water is coming from failed shingles or a bad valley several feet away, I will tell you that is a roofer’s job and I won’t sell you flashing you don’t need.
Sometimes, when the metal underneath is sound and properly fastened and only the sealant has failed. Often it can’t, because what is up there was never installed right to begin with, and caulk smeared over it splits again in the Texas heat. You will have the photos before I tell you which one you have.
From the ground you don’t, and neither do I. Water runs along framing and shows up on a ceiling nowhere near where it got in, and the crown, the cap, the brick and the roof itself can all put it there. That is why I go up, photograph the whole area including the parts that are fine, and send you the pictures before I say a word about work.
