The crown is the concrete slab on top of your chimney. It sheds rain away from the flue and the brick below. When it cracks, water runs straight into the masonry – and in North Texas the freeze-thaw cycles widen those cracks every winter.

Crown repair resurfaces a crown that is still structurally sound: I remove the loose and flaking material, rebuild the surface with a flexible crown coating, and seal it so water sheds off instead of soaking in. If the crown is broken all the way through, a resurface will not hold – I will tell you that on the roof and quote a chimney crown rebuild instead.

Can a cracked crown be repaired, or does it need a rebuild?

Surface cracks and flaking can be resurfaced and sealed. If the crown is broken all the way through, or pieces are missing around the flue tile, a resurface will not hold and the crown needs to be rebuilt. I show you photos of the actual damage so you can see which one you have.

How do I know my chimney crown needs repair?

Look for cracks running across the concrete top, flaking or crumbling edges, gaps where the crown meets the clay flue tile, and water stains on the brick below. None of that is visible from the ground, so I photograph the crown and show you what is actually up there before quoting anything.

How long does a chimney crown repair take?

Most crown repairs are a single visit. The coating needs dry weather to cure properly, so I schedule around rain and will move the appointment rather than apply it in the wrong conditions.

Will crown repair stop my chimney leak?

If the water is entering through the crown, yes. But leaks also come from failed flashing, a missing chimney cap, or porous brick. I check all of them before quoting, so you are not paying for a repair that does not fix the actual leak.
