Most chimneys on Dallas-Fort Worth homes are a wood-framed chase wrapped in siding, with the flue pipe running up the middle. Sun, hail and years of water get behind the siding, the boards split and rot, and eventually the frame underneath goes soft. Once that happens there is nothing solid left to fasten a patch to. A rebuild strips it back to the framing, replaces what has rotted, wraps it in new weather board and siding, and puts a proper cover and cap back on top.

It comes down to how deep the damage goes. Soft mortar joints with solid brick faces can often be repointed, while flaking brick faces and courses that have shifted out of line have to come down to sound brick. I photograph the masonry up close and show you which one you are actually looking at. Then the scope goes in the written estimate.
Most rebuilds I look at run from the roofline up, because that section takes weather from every side. The rebuild starts at the last course of solid brick, and where that course sits depends on your chimney, not on a rule of thumb. I show you in the photos where I would stop and why.
I get as close as I can, but an exact match on older brick is often not possible — the original run may not be made anymore, and years of weather change the color. Where brick from the section coming down comes off clean and sound, some of it can sometimes go back on the face you see from the street. I tell you what the new brick will look like before you approve the work, not after.
